Removal of the vacant commercial building at 11 11th Avenue (former Iowa Telecom building) is scheduled to begin November 29th. DeCarlo Demolition started the project in late October with parking lot removal. All of the parking lot pavement is being recycled. Building removal should be complete by the end of January 2022.
The site is being cleared and prepared for redevelopment that will include 52 new apartment units in two buildings, up to 16 townhomes, and 12 single family lots. The townhomes and single-family homes will be eligible for a 10-year 100% tax abatement.
Hubbell Development has a purchase agreement with the city of Grinnell to purchase a portion of the lot. Their plans are to build two apartment buildings in the center of the lot and townhomes along the north side of 11th Avenue. The city will retain ownership of the remaining land and expects single-family homes to be built on lots facing Sunset Street and 13th Avenue.
